Our engineers deliver practical, reliable designs for homes, additions, and structural modifications. Every project is approached with care and precision to ensure safety, durability, and quality.
We no longer offer structural engineering within the City of Edmonds, City of Seattle, City of Issaquah or City of Everett, Jurisdictions.
We provide detailed site design, grading, drainage and utility planning for residential lots within Snohomish County Jurisdiction. Our civil engineering services ensure your project meets local requirements while maintaining efficiency, functionality, and lasting performance.
We work closely with homeowners, architects, designers, and builders throughout the design and construction, offering guidance and coordination to help each project move forward smoothly and confidently.
Navigating the permitting process can be challenging. Our team prepares and submits complete permit packages for projects within Snohomish County Jurisdiction. We coordinate with local agencies to ensure all engineering plans, reports, and documentation meet applicable requirements, helping streamline the review and approval process.
While we no longer provide in-house architectural design services, we're happy to connect clients with trusted local architects and designers. We maintain relationships with professionals who share our commitment to quality and collaboration, ensuring your project receives the right expertise from start to finish.
In the past, our firm offered a wide range of residential design and engineering services. Over the years, as our workload and client base have grown, we've refined our focus to the types of projects and locations we enjoy most. This intentional approach allows us to dedicate more time, attention, and expertise to each project- resulting in better designs and stronger client relationships.

In short, no.
If the project is simple enough, and we have time, we may be able to assist. However, this is unlikely. We are a very small company and we do not have an in-house designer. Rick our Principal and Lead Engineer can do it, but he is always very busy. Nicole is learning how to do simple structures under Ricks supervision.
If the project is simple enough, we may be able to just mark-up your current drawings with our engineering information. This is not necessarily pretty, but the information is there, for people that know what they are doing.
When we do our engineering calculations, we give summaries of the information in a design type layout, however, they are not sufficient to be submitted as structural drawings. Our summary information needs to be added to your drawing set, and then returned to us for a review and signed stamp of approval.
Some designers are not able or qualified to create structural drawings, while others can. We can give you a list of good Structural Designers or Architects to work with.
The cost of our services varies depending on the scope and complexity of the project. We charge by the hour for the work that we do instead of a bulk quoted price. This keeps our costs at a minimum per project. Quoted prices, typically have to assume worst case scenarios and are always high to hopefully cover the unknown. Hourly rates vary but are up to $175/hour; depending on who is doing what.
The timeline for completing a project varies depending on the size and complexity of the project. We work with our clients to establish realistic timelines and ensure that projects are completed on time. However, due to the nature of the industry, dealing with City/County officials on current projects or builders during construction that have in-field emergencies will take precedence over working on new projects. Sometimes this can delay the turn around.
Current estimated turn around times are listed under the New & Potential Project page.
First off, are you allowed to build what you want? Check with your jurisdiction. Your jurisdiction lot status, zoning, HOA and more, can all have a say on this. For Snohomish County jurisdiction you can reach out to Permit Tech and ask the requirements before getting started.
Typically you will need:
Some projects will require other documents such as wetlands report or geological report. This is usually determined by looking at the critical areas around the property.
Most Jurisdictions have online permit submittal and use MyBuildingPermit. https://mybuildingpermit.com/
